What an annual contract actually buys you

Two things, and they are worth separating. The first is planned maintenance — servicing that happens on schedule rather than when somebody remembers. The second, and in a Dubai summer the more valuable, is position in the queue when something fails.

In August every maintenance company in this city is oversubscribed. The practical difference between a contract holder and an ad hoc caller is not the discount; it is whether you are seen today or in four days. Four days without cooling in a Dubai summer is not an inconvenience, it is a family staying in a hotel.

What is typically included

  • Scheduled AC servicing through the year, timed ahead of peak season rather than during it.
  • Priority booking ahead of non-contract work when demand spikes.
  • Included call-outs for plumbing and electrical faults within the agreed scope.
  • One fixed annual cost, payable in instalments rather than as unpredictable invoices.
  • A maintenance record for the property, which matters at resale and at lease handback.

Choosing between residential and commercial

The split is about usage patterns rather than building type. A villa runs its systems in daily domestic cycles; an office runs them hard through working hours and barely at all outside them, which produces different wear and a different servicing interval.

Is a contract worth it for you?

An honest answer: it depends on how many units you have and how much servicing you would buy anyway. If you own a one-bedroom apartment with a single split unit and no history of problems, ad hoc servicing twice a year may well cost you less.

Contracts make sense when the number of units is high enough that scheduled servicing is a meaningful annual spend already, when the property is occupied by tenants whose call-outs you are paying for regardless, or when being without cooling for several days is genuinely not an option.
