Air conditioning in Dubai is not a comfort system, it is a habitability system. A villa without cooling in July becomes unusable within hours, and the failures that cause it are almost always preventable — a blocked drain, a filthy coil, a condensate pump nobody has looked at in three years.

Regular servicing is cheaper than the alternative for a straightforward reason: nearly every emergency AC call-out we attend traces back to something a routine service would have caught. The unit rarely fails without warning. It fails after months of running harder and harder against a restriction that was building the whole time.

Signs you need an AC service

Most systems announce the problem well before they stop. The common signals:

  • Humidity indoors. The room reaches temperature but still feels clammy — the unit is cooling but no longer dehumidifying properly.
  • A rising DEWA bill with no change in how you use the property. A restricted system draws the same power to move less cold air.
  • Weak airflow from vents that used to blow hard, usually a loaded filter or a coil packed with dust.
  • Noise or water. Rattles, grinding, or dripping from the indoor unit almost always mean a bearing on the way out or a blocked condensate line.
  • Long run times. The unit no longer cycles off — it just runs, which is the most expensive failure mode there is.

Better cooling

A clean coil transfers heat properly. Most systems that “cannot keep up” are not undersized — they are dirty, and recover their original capacity after a proper clean.

Lower running cost

Restricted airflow and low refrigerant both force longer run times to reach the same temperature. Since air conditioning is the largest single line on most Dubai electricity bills, that difference is visible on the DEWA statement.

Fewer breakdowns

  1. Cooling efficiency assessment — measure supply and return air temperatures to establish what the system is actually delivering.
  2. Filter clean or replacement, with a note of condition so degradation is tracked between visits.
  3. Evaporator coil clean to restore heat transfer on the indoor side.
  4. Condenser coil clean outdoors, where Dubai dust does the most damage.
  5. Component disinfection across surfaces where damp and dust combine.
  6. Drip tray and condensate line clear — the single most common cause of ceiling water damage.
  7. Fan and blower assessment for bearing wear, imbalance and blade fouling.
  8. Refrigerant pressure check against manufacturer specification.
  9. Electrical connection inspection — heat cycling loosens terminals over time.
  10. Capacitor and contactor test, the two parts that most often fail first.
  11. Thermostat calibration so the set temperature is the actual temperature.
  12. Air-flow balance assessment across outlets, so no room is starved.
  13. Noise and vibration check to catch mechanical wear early.

Twice a year for most homes — once before summer starts in April, and once mid-season around August. Dubai runs its air conditioning far harder and for more months than almost anywhere else, and the dust load here clogs filters and coils much faster than a temperate climate would. Units that run continuously, or sit near a construction site or the coast, are better on a quarterly schedule.

Count the indoor units, not the outdoor boxes. Each wall-mounted or ceiling-cassette head is one unit for servicing purposes, even where several share a single condenser outside. In a ducted villa the count is usually the number of air handling units in the ceiling voids or plant room, which is often fewer than you would guess from the number of vents.

Yes, and they are often the worst offenders. A unit left idle in Dubai humidity grows mould in the drip tray and ductwork, and the first time you switch it on that gets pushed into the room. Idle units also seize: bearings and fan motors that never turn are the ones that fail on the first hot day.

A split system is self-contained — indoor head, outdoor condenser, and a short refrigerant run between them, so servicing is mostly filters, coils, drainage and gas pressure. A central or ducted system adds air handling units, extended ductwork, and often a chilled water connection, so it needs duct inspection and balance checks that a split system does not.

Most washable filters last two to three years before the mesh distorts and stops sealing properly. Between replacements they should be washed every four to six weeks in a Dubai summer. If a filter still looks grey after washing, or light no longer passes through it evenly, it is past cleaning.

Wash the filters monthly, keep at least half a metre clear around the outdoor condenser, and check the condensate drain runs freely. Setting the thermostat to 24°C rather than 18°C also reduces run time substantially without any real loss of comfort — the unit reaches temperature and cycles off instead of running flat out.
