When replacement is the right call

Most AC replacements in Dubai happen in the worst possible circumstances: a unit fails in August, the household is desperate, and whatever can be fitted fastest gets fitted. That is how properties end up with oversized, mismatched systems that cost more to run than the ones they replaced.

Replacement is worth planning. A unit approaching the end of its life gives plenty of warning — rising bills, longer run times, repeat repairs — and replacing it in the cooler months means you choose the equipment rather than accepting whatever is in stock.

Signs it is time to replace

  • Age past twelve years, particularly for units that have run year-round.
  • A failed compressor — usually the point at which repair economics stop working.
  • Repeat failures on the same system within a single season.
  • Rising bills despite recent servicing and clean coils.
  • Obsolete refrigerant that is no longer readily available or is being phased out.
  • Rooms that never reach temperature even with the system fully serviced.

How we size a replacement

Sizing is where most installations go wrong, so it is where we spend the time. We do not simply match the capacity of whatever was there before — that unit may have been wrong from the beginning, and the building may have changed since.

  1. Room-by-room load assessment — floor area, ceiling height, glazing area and orientation.
  2. Solar gain, which in Dubai dominates the calculation. A west-facing room with full-height glazing is a different problem from a north-facing one of identical size.
  3. Occupancy and equipment — people and appliances both add load.
  4. Insulation and infiltration, including how well the property actually seals.
  5. Existing distribution — whether current ductwork or pipework suits the new equipment.

Pipework and electrical

Refrigerant lines are properly evacuated and pressure-tested before charging. Skipping the vacuum stage is the most common shortcut in the trade and the most damaging — moisture left in the system attacks the compressor from the inside for years afterwards.

Condensate and drainage

Drains are run with proper fall and tested with water before sign-off. In Dubai humidity a system produces a great deal of condensate, and a drain that only just works in March will overflow in August.

Commissioning

Every installation is commissioned rather than simply switched on: pressures verified, temperature split measured, airflow balanced across outlets, controls configured and demonstrated to you.

Frequently asked questions

The usual test is the age and the failed part together. A unit under eight years old with a failed capacitor or fan motor is worth repairing. A unit past twelve years with a failed compressor almost never is — the repair approaches the cost of a new system and the rest of the unit is at the same age. Repeat failures on the same system within one season point the same way.

An oversized unit cools the air fast, hits the set temperature, and shuts off before it has removed the moisture — which is why an oversized system leaves a room cold and clammy at the same time. It also short-cycles, which wears the compressor faster than continuous running would. Undersized units simply never reach temperature on the hottest days.

Sometimes, but it is often a false economy. Modern condensers are matched to specific indoor coils and refrigerant types, and pairing a new outdoor unit with an old indoor coil usually gives you neither the efficiency nor the warranty of a matched set. Where the indoor unit is a similar age, replacing both is normally the better value.

A straightforward split-system swap is typically a single day per unit. Ducted and central systems take longer, particularly where pipework or electrical supply needs upgrading to suit the new equipment. We confirm the expected duration when quoting, not after starting.

Frequently, yes. Many Dubai towers and managed communities require approval before AC equipment is changed, particularly where the condenser sits on a shared balcony or roof. We will tell you if we think approval is needed, but the application itself normally has to come from the owner or the managing agent.

Look at the seasonal efficiency figure rather than the headline rating, since Dubai run hours are so long that the difference compounds quickly. Inverter units cost more up front but modulate output instead of cycling on and off, which suits the long steady loads here and typically pays back the difference within a few seasons.
