Preparation is the job

Paint failure is almost never a paint problem. It is a preparation problem that becomes visible some months later — filler that was not sanded flat, a surface that was not cleaned, bare patches that were never primed, or an existing coating that was already failing underneath.

The finish coat is the fastest and most visible part of painting, and it is the part that gets rushed when a price is squeezed. We would rather quote honestly for the preparation than produce a wall that looks acceptable for six months.

Our preparation sequence

  1. Protect. Furniture moved and sheeted, floors covered, fittings masked.
  2. Clean. Surfaces washed to remove dust and any residue — paint will not bond through a film of Dubai dust.
  3. Repair. Cracks raked out and filled properly rather than skimmed over.
  4. Sand. Filler flattened to the surrounding surface, which is the step that separates a good finish from a visibly patched one.
  5. Prime. Bare and repaired areas primed so the topcoat sits evenly instead of flashing at every patch.
  6. Cut in edges by hand before rolling.
  7. Two coats minimum, with proper drying time between rather than rushing the second on.
  8. Reinstate — masking removed, fittings replaced, furniture returned, site cleaned.

Coatings for this climate

Exterior specification matters more here than in most markets. Surfaces expand and contract through a wide daily temperature range, and a rigid coating cracks under that cycling regardless of how well it was applied. Elastomeric coatings flex with the substrate, which is why they survive where standard exterior emulsion fails early.

Interiors have their own consideration: bathrooms and kitchens need moisture-resistant, wipeable finishes, because Dubai humidity in an enclosed bathroom is a genuinely demanding environment for a paint film.

Frequently asked questions

A typical two bedroom apartment is two to three days including preparation and two coats. A villa runs from four days to well over a week depending on size, ceiling heights and how much filling and repair is needed first. Preparation is usually the longest phase, and it is the phase most worth not rushing.

UV intensity and thermal cycling. Exterior surfaces here move constantly as they heat and cool through a large daily range, and that movement breaks the paint film unless the coating is flexible enough to accommodate it. Combined with UV that degrades binders far faster than in temperate climates, an ordinary emulsion can fail within two years while a correctly specified elastomeric coating lasts several times longer.

Usually not. We work room by room so the property stays usable, and modern low-odour water-based paints make occupied working practical. For extensive work, or if anyone in the household is particularly sensitive to fumes, staying elsewhere for the heaviest days is more comfortable.

Not honestly, no. Painting over damp hides it for a few weeks and then the same patch reappears through the new paint, because the moisture source is still there. Damp needs its cause found and fixed first — usually a leak, a condensation issue or a failed seal — and the surface treated before any coating goes on. We will tell you if we find that rather than paint over it.

Two coats over a properly prepared and primed surface for most work. Strong colour changes, particularly dark to light, often need three. Anyone quoting a single coat over bare filler or a significant colour change is quoting for a job that will look patchy in raking light.

Yes. Furniture is moved to the centre of the room and sheeted, floors are covered, and fittings are masked. Very heavy or fragile items are worth arranging separately before we arrive, and we will flag anything we would rather not move ourselves.
