Water tanks are out of sight, sealed, and easy to forget. That combination is exactly why they deteriorate quietly — sediment settling year after year, biofilm establishing on warm internal surfaces, and seals degrading in a way that lets dust and insects in.
Because the deterioration is gradual, the water rarely becomes obviously bad. It becomes slightly less good, continuously, until something makes somebody finally open the lid.

- A change in taste or smell, particularly a musty or stale note.
- Cloudy water, or sediment visible when a bath is run.
- Discolouration after a period away from the property.
- Visible growth or staining around the lid, vent or overflow.
- A damaged or ill-fitting cover — the main route for contamination.

Our tank cleaning process
- Isolate and inspect. Supply isolated, lid opened, and the interior photographed before anything is touched.
- Drain completely, including the sediment layer at the base that a partial drain leaves behind.
- Remove sludge mechanically from the tank floor and corners.
- Scrub all internal surfaces — walls, base and underside of the lid, where growth is often heaviest.
- High-pressure rinse to lift released material clear.
- Disinfect at controlled concentration with the correct contact time.
- Flush thoroughly until residual levels return to normal supply parameters.
- Inspect fittings — lid seal, vent screen, overflow and inlet, since these determine how quickly the tank re-contaminates.
- Refill and test, then photograph the finished interior.
Ask for the photographs. Tank cleaning is carried out inside a sealed vessel that nobody else ever looks into, which makes it uniquely easy to under-deliver. Before-and-after images from inside the tank are the only real verification, and they should be provided as a matter of course rather than on request.

More than most people expect. Sediment settles out of the supply itself over time. Poorly sealed lids and vents admit dust, insects and occasionally birds. Warm tanks in direct sun promote biofilm on the internal surfaces. A tank that has never been opened in five years is rarely as clean inside as its owner assumes.
Typically three to four hours for a standard residential tank, from isolation through to refill. We schedule around your day where possible — mornings suit most households, and we will confirm the window in advance so nobody is caught out mid-shower.
Yes, when done correctly. Disinfection uses a controlled chlorine concentration with a specified contact time, after which the tank is thoroughly flushed and rinsed until residual levels return to normal supply parameters. We test before handing back rather than assuming the flush was sufficient.
Tank cleaning covers the tank and its immediate fittings. The distribution pipework downstream is a separate exercise, and where water quality problems persist after a tank clean the pipework or a water heater is usually the reason. We will say if we think the tank was not the source.
