Ductwork is the part of an air conditioning system nobody ever sees. Air passes through it on the way to every room, and over the years it collects construction dust, fibres, and — in Dubai humidity — the conditions for mould where condensation forms near cool surfaces.
Cleaning it properly is mechanical work. Rotary brushes are fed through the duct run to release material from the walls, while a negative-pressure extraction unit draws it out rather than pushing it further into the system. Anything less than that moves dirt around instead of removing it.
Two conditions combine here that do not elsewhere. The dust is exceptionally fine, so a meaningful fraction passes standard filtration and settles inside the duct run. And systems run for most of the year, so cool duct surfaces meet humid air for months at a time — which is precisely the condition that lets growth establish where dust has already accumulated.
An honest limit: duct cleaning improves air quality and removes accumulated contamination. It is not a fix for a system that is undersized, poorly balanced, or leaking at the joints. If we inspect and find the real problem is elsewhere, we will tell you that rather than sell you a clean that will not solve it.

Every three to five years for a typical villa or apartment, and more often if anyone in the household has asthma or allergies, if the property has been through construction or renovation, or if it sits close to an active building site. Dubai dust is fine enough to pass ordinary filters and it accumulates steadily inside the duct run.
Visible dust discharge from the vents when the system starts, a musty smell that appears with the cooling, dust settling on surfaces again within a day of cleaning, or worsening allergy symptoms indoors that improve when you leave. Pulling a vent cover and looking inside with a torch tells you a great deal.
No. An AC service cleans the equipment — filters, coils, drain, fan. Duct cleaning addresses the distribution network the air travels through afterwards. A system can have immaculate coils and still push contaminated air through dirty ductwork, which is why the two are separate jobs.
Sometimes, but do not expect dramatic savings from duct cleaning alone. Heavily restricted ductwork does force the fan to work harder, and clearing it helps. But the larger efficiency gains almost always come from coil cleaning and correct refrigerant charge rather than the ducts themselves. We would rather set that expectation honestly than oversell it.
A one or two bedroom apartment is usually a half day. A large villa with multiple air handling units and long duct runs can take a full day or more. The variable is the length and accessibility of the ductwork rather than the floor area of the property.
