The expensive part of a plumbing problem is rarely the repair itself. It is the finding — and specifically, the damage done while looking. A leak traced properly means one targeted opening in one wall. A leak chased by guesswork means several openings, a retiling job, and a repainting job on top of the plumbing bill.
So we locate first. Acoustic equipment, thermal imaging and pressure testing establish where water is actually escaping before anything is opened, and you get told what we found and what access it needs before we start cutting.
Water heater failure is one of the most common calls we take, and the cause is almost always scale rather than age. Mineral deposit builds on the element and settles in the tank base, insulating the element so it runs hotter and for longer to deliver the same water temperature. That accelerated wear is what kills it.
An annual flush removes the sediment before it bakes on, and replacing the sacrificial anode when it depletes protects the tank lining itself. Both are inexpensive next to a replacement heater and the ceiling repair that often accompanies a tank failure.
Detection equipment rather than exploratory holes. The cost of a plumbing job is mostly determined in the first hour, by how accurately the problem was located.
A drain that blocks every few months does not have a blockage problem, it has a fall or obstruction problem. We would rather camera the run and fix the reason than clear the same drain three times a year.
The reliable test is the meter. Turn off every water outlet in the property, note the meter reading, and check it again after two hours with no water used. Any movement means water is escaping somewhere. Other signals are a warm patch on a floor, unexplained damp on a wall, a drop in pressure, or a bill that has risen without any change in usage.
Scale. Dubai water is treated and safe, but it carries dissolved minerals that deposit on the heating element and accumulate in the tank base. That layer insulates the element so it runs hotter and longer to do the same work, which is what eventually burns it out. Flushing the tank annually and replacing the sacrificial anode when it depletes extends life considerably.
In most cases, yes. Acoustic detection, thermal imaging and pressure testing locate the great majority of concealed leaks without opening anything. Once located, access is a targeted opening at one point rather than exploratory demolition along a pipe run — which is the difference between a repair and a renovation.
Close the main stopcock, then switch off the electricity to any area where water is spreading near sockets or fittings. Once the water is stopped, call. It is worth knowing where your stopcock is before you need it — in most Dubai apartments it is under the kitchen sink or in the utility cupboard, and in villas usually near the water tank or entrance.
Rarely. They sometimes clear a soft blockage, but they also corrode older pipework and do nothing about the root cause, so the blockage returns. If a drain blocks repeatedly, the problem is usually a fall issue, a partial obstruction, or damage in the run — none of which a chemical fixes.
