What actually drives the cost of a maintenance job in Dubai — and how to get an accurate number quickly.
What determines the price
Maintenance pricing is not arbitrary, and understanding the drivers makes it much easier to judge whether a quote is reasonable — from us or from anyone else.
Number of units, not floor area
AC work is priced per unit. A compact apartment with four split units costs more to service than a larger one with two. Counting your indoor units before calling gets you a usable number immediately.
Access
Equipment in an accessible plant room or on a reachable balcony is straightforward. Equipment requiring roof access, scaffolding, or removal of ceiling panels adds time, and time is most of the cost.
Condition
A system serviced annually takes a predictable amount of work. One that has not been touched in five years may need a deep clean, drain clearing and component replacement before it performs at all. This is the single largest source of variation between an estimate and a final price.
Parts
Common failure parts — capacitors, contactors, fan motors — are inexpensive and usually carried on the van. Compressors, control boards and manufacturer-specific components are neither, and are quoted separately once identified.
Timing
Emergency attendance costs more than scheduled work because it displaces booked jobs. Peak-season demand affects availability more than price.
Getting an accurate number quickly
The fastest route to a firm price is photographs plus the equipment model number. For most straightforward jobs that is enough to quote without a visit. For anything involving diagnosis — an intermittent fault, a leak of unknown origin, a system that works sometimes — a visit is genuinely necessary, and any firm price offered without one is a guess.
