Residential Annual Contract

Planned cover for villas and apartments, with priority response through the months when it actually matters.

Cover built around a household

A home runs its systems in daily cycles — heavy in the evening, lighter through the day, and hardest in the rooms people actually use. Servicing has to fit around that, which in practice means appointment windows that work for a household rather than for a scheduling office.

What residential cover includes

  • Scheduled AC servicing, timed before summer rather than during the rush.
  • Priority response when systems fail in peak season.
  • Included plumbing and electrical call-outs within the agreed scope.
  • Annual water heater check, the most common avoidable failure in Dubai homes.
  • Condensate drain clearing — the cause of most ceiling water damage.
  • A documented service history for the property.

Who it suits

Villas with multiple AC units, where servicing is a significant annual cost regardless. Landlords covering tenant call-outs. Households where several days without cooling is genuinely not workable — young children, elderly residents, anyone working from home through summer.

It suits a single-unit apartment with no fault history less well. If that is you, ad hoc servicing is probably the better value and we would rather say so.

What is not included

Contracts cover maintenance and the call-outs specified in the agreement. They do not cover replacement equipment, damage from misuse, or work outside the agreed scope — those are quoted separately as they arise. The scope is set out in writing before you sign, and we would rather over-explain the boundary than have you discover it during a claim.
