Why coils are where the cooling goes

Almost every “the AC is not cooling like it used to” call comes down to heat transfer, and heat transfer happens at the coils. A coil is a dense array of thin fins designed to expose as much surface as possible to passing air. That same density makes it an extremely effective dust filter — which is precisely the problem.

The decline is gradual enough that most people never notice it happening. The system does not fail; it just becomes progressively worse at its job while consuming progressively more electricity, until one summer it can no longer hold temperature at all.

Signs your coils need cleaning

  • Cooling that has weakened gradually over a season or two.
  • Longer run times — the system rarely cycles off.
  • A rising DEWA bill with unchanged usage.
  • Ice forming on the indoor coil or refrigerant line, a classic restricted-airflow symptom.
  • Visible matting across the outdoor condenser fins.
  • The outdoor unit running hot and noticeably louder than it used to.

How we clean coils

  1. Performance measurement first — supply and return temperatures recorded before we touch anything, so the improvement is measurable rather than asserted.
  2. Isolation. Power off and locked out before any panel is opened.
  3. Access. Panels and housings removed to reach the full coil face rather than just the visible edge.
  4. Fin straightening where fins have been bent by previous pressure washing or impact.
  5. Chemical application matched to the coil material and the type of fouling.
  6. Controlled rinse at appropriate pressure — high pressure destroys fins and is the most common damage we see from previous contractors.
  7. Drain and tray clearing, since dislodged material collects there.
  8. Reassembly and re-measurement — temperatures taken again and compared against the starting figures.

What good looks like: on a heavily fouled system, a proper coil clean usually widens the temperature split noticeably and shortens run times within a day. If cleaning produces no measurable change, the problem was not the coils, and we will say so rather than move on quietly.

The evaporator sits indoors and absorbs heat from the room air passing over it. The condenser sits outdoors and rejects that heat to the outside air. Both must be clean for the cycle to work — a spotless indoor coil paired with a condenser packed with dust still gives you poor cooling and high bills.

A coil works by transferring heat between refrigerant and air. Dust forms an insulating layer across the fins, which is exactly the opposite of what the coil is for. The system responds by running longer to shift the same amount of heat, which raises consumption and puts sustained load on the compressor.

You can rinse loose surface dust from an outdoor condenser with a gentle hose, and that is worth doing. What you cannot do safely at home is deep-clean a compacted coil — the fins bend under pressure, restricting airflow permanently, and the chemical cleaners that dissolve bonded grime need proper handling and thorough rinsing. Evaporator coils generally require partial dismantling to reach at all.

Annually for most Dubai properties as part of a full service. Coastal properties, ground-floor units near roads, and anywhere close to construction benefit from twice yearly, because salt and site dust load the condenser far faster.

If the unit is running but cooling weakly, dirty coils are among the most likely causes and cleaning often restores it. If the unit is not cooling at all, the cause is more likely refrigerant loss, a failed capacitor or compressor, or a control fault. We diagnose before assuming — cleaning a coil will not fix an electrical failure.

It should not. Cleaning is external to the sealed refrigerant circuit. If a technician tells you the system needs regassing after every clean, be sceptical — a properly sealed system does not consume refrigerant, and repeated top-ups indicate a leak that should be found and fixed rather than refilled each year.
